Rates run from AED 849.88 at the entry townhouse to AED 1,003.97 at the six-bedroom villa. The two townhouse types are priced within AED 0.26 of each other per square foot, so the step from three to four bedrooms buys area rather than a higher rate.

Sharjah recorded 13,081 residential sales in the first half of 2026 against 6,140 a year earlier. Transaction counts move ahead of price in most cycles; forecasts for the emirate sit above 10% growth across 2026.

Rate, not just ticket

At AED 849.88 per square foot the entry townhouse is priced below the villa rates in the same masterplan. Compare on rate rather than headline price and the three-bedroom is the efficient line.

Phased supply

Only 2,153 of the 10,702 planned homes are in this release — 1,300 in Cluster 1 and 853 in Cluster 2. The remaining clusters price against whatever the market has done by then.

Four years of deferral

Seventy per cent of the price is not due until 31 July 2029. Capital committed before handover is 30% of the ticket, or AED 567,000 on the entry unit.

Plot, Saleable and Built-Up Areas

Three area figures govern the deal: the plot you own, the saleable area you are billed for, and the built-up area you occupy. Middle and corner townhouses differ on all three.

From AED 850 per square foot, with the exact entry rate at AED 849.88 on the three-bedroom townhouse. Four-bedroom townhouses sit at AED 849.62, villas run from AED 902.04 to AED 1,003.97 on the six-bedroom.
